Situated on Heworth Green and fronting onto the new Heworth Green/James Street link road, this £12 m development offers a total of 60,000 sq ft of Grade A office accommodation with open plan floor plates of 9540 sq ft, some of the largest in the city.
The building is close to the main pedestrianised retail and restaurant core of York city centre, and includes undercroft parking.
Completed in 2008, the design exceeded latest part ‘L’ building regulations in terms of sustainability and thermal efficiency, and achieved a BREEAM rating of ‘very good’. Many sustainable features were incorporated into the design including a combined heating and cooling system with an integrated heat recovery system to reduce running costs. In addition, external walling was manufactured off site, reducing CO2 emissions and speeding up the erection process. Lightweight ventilated cladding was used to the exterior allowing for high levels of concealed exterior insulation to be incorporated behind the façades, maximising thermal efficiency and reducing energy requirements. The cladding not only enhances the environmental credentials of the building, providing effective protection form the elements but also reduces lifetime maintenance and operating costs.
The completed building has a striking frontage with buff coloured panels in a natural unpolished finish with different planes using contrasting materials to emphasise individual components, provide shadow, modulation and interest. Key elements and entrances are particularly emphasised using projecting bays or full height glazed slots.
