P+HS Architects worked as part of a North East collaboration to provide 46 new affordable homes on two sites in the Kenton area of Newcastle.

Developed for Newcastle City Council’s Fairer Housing Unit and Your Homes Newcastle with funding from Homes England, the schemes were delivered by contractor Tolent.

This project is 100% affordable homes in a mix of housing and tenure type, including general needs houses, older persons and specialist bungalows and older persons Tyneside flats. Tenures include affordable rent and the council's first Rent to Buy properties at Reestones Place.

Hartburn Walk provides 25 affordable units in all with a good mix of homes to support independent living for a range of residents with support needs. Set around a private landscaped courtyard there are five specialist bungalows for people with learning disabilities; there’s also a non-residential staff unit as well as Tyneside flats and bungalows aimed at over 55s with care and support needs, shared amenity space and multi-functional green space.

Reestones Place, a very constrained site, provides 21 general needs affordable homes in a mix of two, three and four-bedrooms to appeal to a range of occupants.

Derek Shepherd, Director for P+HS Architects, said: “Continuing with our commitment to designing high quality, affordable homes for older persons and people with specialist needs, we were delighted to once again work with Tolent on behalf of Newcastle City Council and Your Homes Newcastle.

“The chance to create environments that enhance people’s lives is key to what we do and the sites at Hartburn Walk and Reestones Place have provided an opportunity to provide much needed accommodation, meeting a wide range of residents’ needs in the North West of Newcastle.”

Councillor Linda Hobson, Cabinet Member for Housing at Newcastle City Council said: “Newcastle is a diverse city and by working in partnership with Tolent and with funding support from Homes England this site will offer a range of housing options, including supported accommodation that will help meet the housing needs of all our residents.

"The range of good quality homes on this site make it an attractive choice for everyone, from young families to older people, and is an excellent example of how building new houses can help create communities."
